Better Housing for Tompkins County, Inc. and The NRP Group, LLC are planning a new residential community on 25 acres of Tompkins County-owned land adjacent to Cayuga Medical Center. The medical center is the regional hospital serving Tompkins County and the surrounding region, and one of the top five employers in Tompkins County.
The project was proposed in response to a Request for Proposals issued by Tompkins County. The project is based on the Pedestrian Neighborhood Zone standards developed as part of the EPA Climate Showcase Communities grant. Two-thirds of the land will remain open space and 70 housing units will be clustered on about eight acres. The development incorporates pedestrian-oriented design with motor vehicles parked at the periphery, and all homes are oriented to take advantage of passive solar gain and natural light.
The project includes a community garden, community building with a variety of shared-use facilities, green infrastructure for stormwater management, and pedestrian trails for recreation and connection to a nearby transit stop. Some of the homes will be for-sale units while the majority will be affordable and middle income rentals that may be transitioned to ownership units in the future. A community association will play an active role in decision-making regarding management of common areas.
